Real Estate may go ‘a la carte’ MLS ?!?! Huh

Just our OPINION but remember we are just Cheeky Monkeys….

Lets TALK  a la carte MLS!   Leave it alone or FIX it!

There is no doubt that the MLS system benefits home buyers in the way it allows buyers to search for almost every home for sale just about anywhere in Canada.

However, the restrictive practices the system operates clearly affects the charges passed on to potential sellers and the level of competition in both charges and services Realtors can provide.

For example in our local area we have a realty company that offers a lower commission (1-2%) on sales to potential buyers.

Great you might think!

Problem is that other Realtors in the bigger well known realty brokerages without Name Dropping refuse to show potential clients their properties because if that person where to buy it the Realtors share of the commission is smaller than if that same buyer brought a property from one of the more established realty brokerages – where commissions are typically 5% – 6%.

A classic example of how the current system where fees are set or suggested by the systems owners (CREA) – anyone stepping outside of that cosy arrangement is immediately alienated or made an example off.

To provide the consumer with the best possible options, choice, services and value for money CREA must open up it’s door.

It must be noted that Realtor.ca is also the key marketing tool for the industry, pointing consumers toward real estate agents who earn billions of dollars of commissions from the referrals. Anyone who lists on the site must employ – and pay a commission to – an agent through the entire process, a rule that is at the heart of the Competition Bureau’s complaint against the association.

Competitors see an opportunity to draw listings toward their more technologically advanced sites (yes now we are talking) by offering lower listing fees and a wider range of services than are available on Realtor.ca. They hope the industry follows the U.S. – where a relaxation in the country’s access to MLS data led to a slew of websites that offered enhanced listings, such as Zillow and Redfin.

Only time will tell if opening up MLS will lower prices and provide more choice and services but one thing is certain that if they don’t it will be YOU the end consumer who will continue to be hosed by yet another Canadian Cartel.

Rent-to-Own Why NOT!?!?! It makes sense

Q: What do you mean by Rent-to-Own?  rent to own

A: Actually, “Rent-to-Own” is quite simple. A contract is signed between You and the Seller for an agreed price, length of time, (usually between 1 and 3 years), although we have seen contracts for a longer period of time. You pay a down payment of usually $3,000 and $20,000. You don’t have to qualify for a mortgage from the bank until the end of the contract because the Seller leaves his/her mortgage on the home. Part of your rent goes towards that mortgage. You also pay a monthly amount of usually between $100 and $300 towards a down payment fund. This fund builds over the life of the contract to add to the down payment. At the end of the term you find your own bank financing and pay the Seller out.

The Seller cannot change or get out of this contract during the term of the contract. If you wish, you can sell the home at any time during the contract and pay the Seller out or sell the contract to recoup your down payment.

Note: For all intent and purposes, this becomes your home.

Q: Why are these homes offered as “Rent-to-Own” rather than just sold.
Is there something wrong with them?

A: In British Columbia, the real estate market tends to follow a cyclical pattern with long stretches of slow difficult markets and at times relatively hot markets. The overall B.C. provincial economy has been in the economic doldrums the last few years although the outlook in the long term is now positive. Often, houses sit on the market for many months (sometimes up to 24 months), with very few buyers making offers. If you owned a home that was empty in which you were making payments on, you wold be very anxious to have it sold as quickly as possible. Many homeowners are in this position and would rather sell their house over time than lose thousands of dollars while its stays vacant, or sell at a price far lower than its current value.

Creative Home Buyers Ltd. buys home from Sellers in this position. We also buy homes that are about to go into foreclosure or are in distress for a number of reasons. We are then able to offer them at a fair price to buyers like yourself who cannot qualify for a mortgage today, but would be able to qualify at a later date such as 3 years for example.

Our home, White Rock, BC, Canada is one of the most beautiful places to live on the Westcoast.

Its beach, pier, and seaside personality are a magnet during the warm summer months and holidays.

Even during cooler periods (it has the most temperate climate in the area) it is a destination for a quick getaway to walk along the shore and enjoy a quiet meal at one of the many restaurants.  Although great eats, YOU don’t get food like Paula Dean’s:)

Vancouver, soon to BE the GREENEST city in the WORLD!

Vancouver is walking the walk and talking the talk when it comes to change, or should we say biking the talk, by reducing emission levels all while the population increases.

This city is GREEN,with hosting the 2010 Winter Olympics Vancouver is surely going to put it’s place on the global map for the best cities to live in…greencity

So What are we really saying here:

This is the city to BUY Real Estate no doubt about it!

The program is called Green Capital and it focuses on reducing the carbon output of major cities.  Britsh BILLIONARE Sir Richard Branson (some may know him as Founder of the Virgin Group)  launched a capital fund project in VANCOUVER this week to help businesses support green initiatives in the rockin city!

Branson is co-founder along with Former Costa Rican President Jose Maria Figueres of the Carbon War Room which brings business and environment together. Nice:)

In Vancouver, all sectors of society have come around terms and are currently doing Green inititatives and an advocate to this is our very own Mayor Gregor Robertson.

And Vancouver is up for the challenge to be known as the GREENEST cities in the WORLD 2020!!!  This is why we CHOOSE to live here!
